Individuals want to buy homes, businesses want to improve their cash flow
While individuals address to banks in need for money to solve a problem and also to buy a home, businesses do this mainly to improve their cash flow and very few of them use loans to make investments.

This is the picture being offered by the Bank of Albania in terms of the loans for these two categories. As far as the category of individuals is concerned, consumer loans have seen a significant increase during the second quarter of this year, from 30.2% in the first quarter of the year to 52.7%.

There has also been an increase in mortgage loans from -4.9% in the first quarter to 1.6% in the second quarter of the year. “The need of individuals for mortgage loans has seen an increase from 5.3% in the first quarter, to 15.1%. Meanwhile, the need of individuals for consumer loans increased from 17.4% in the first quarter to 27.3%”, bank experts say. According to the observation carried out by the Bank of Albania, as far as businesses are concerned, small and medium sized businesses known as SMEs, were the ones to demand for more loans. The demand for loans by this category rose to 13.4% during the second quarter of this year as opposed to 12% in the first quarter. Meanwhile, this demand is expected to grow even further in the next quarter. At the meantime, this confirms that for the business sector in general, making new investments is something which is more connected with the future rather than the present.
